We shelved this development for two years waiting for Kingaroy's stocks
of light industrial land to run down. And this happened in April 2009
when Harvey Norman opened their new store in the town.
The industrial site opposite Harvey Norman (which was approx 1,200 sq.m.)
was sold for in excess of $200,000. And the last two vacant available light
industry blocks (both 2,400 sq.m.) are currently listed for sale at $635,000
+ GST for both, or $317,000 + GST each.
So we feel that the time is right to release the first 17 lots of
the Oasis Light Industrial Estate for sale off-the-plan.

On Saturday 2 May 2009 we took a valuer to the Oasis site who confirmed
verbally that $150 sq.m. was a low retail rate off-the-plan (something which
has also been confirmed by local real estate agents).
We believe that we'll need approximately 10 sales for the bank to
provide us with the construction finance to build this development.
Our road builder is in place to build the Industrial Estate's access roads
and there are some Council requirements to be completed (such as Building
Approval).
However, we envisage that Council approvals will take about 6 months and
the construction of the roadworks will take a further 4 months. So all going
well, this development should be completed within a year (ie mid-2010).
And during this time we can only see the demand for industrial land (and
its cost) increasing.

lot in Kingaroy with a $2,000 option fee, paid into the trust account

As soon as we can provide contracts we'll send them to you for signing and
return of the balance of the 10% deposit.
